The Property is owned by Gunnison County and has been used for overflow parking at the fairgrounds, as the carnival site, and for various events like the Snow and Ice conference hosted by Public Works. The property is zoned R-2 with a section zoned Industrial at the South end of the property. R-2 zoning is defined in the City of Gunnison Code as “duplex residential” and allows a maximum building height of 35’ and density of up to 21 units per acre. Industrial zoning allows upper story residential dwellings over industrial use on the ground floor. The maximum height allowed in the industrial zoning is 50’ and maximum density is 14 units per acre. Other standards related to zoning can be found in the City of Gunnison’s Land Development Code. The property is currently undeveloped. Utilities exist in the street and alley bordering the property. City staff have indicated sufficient capacity of the infrastructure to support the maximum densities allowed on the site by zoning.
