Crested Butte South Special Area Regulations
The Crested Butte South Special Area (“Crested Butte South Special Area” or “CB South Special Area”) has been designated by the Board of County Commissioners of Gunnison County (“BOCC”) as a Special Area pursuant to Section 1-110: Process for Designating Special Areas of the Gunnison County Land Use Resolution (“LUR”), in Resolution No. 2003-46, and further adopted Special Area Regulations, in Resolution 2008-38. These purposes set forth in the Crested Butte South Special Area Regulations (SAR) serve as basic goals for the development of the CB South Special Area and the review standards and process thereof.

Gold Basin Industrial Park Special Area Regulations
The Gold Basin Industrial Park Special Area (“Gold Basin Industrial Park”) is a discrete geographical area in which land development and land use is limited to specific commercial business and light industrial uses compatible with the Gunnison/Crested Butte Airport and its neighborhood. The general purpose of these Regulations is to create specialized land use regulations and design standards for light industrial and related business development on a Leasehold Area adjacent to the Gunnison/Crested Butte Regional Airport). These purposes serve as basic goals for these Regulations and the review of applications for Gold Basin Industrial Park Special Area Permits.
Gunnison Special Area Regulations and Area Plan
The Gunnison Special Area Regulations were adopted by the Board of County Commissioners on November 18, 2025. These Special Area Regulations are intended to ensure development in this area provides appropriate service levels and reflects the community’s goals related to land use, housing opportunities, community character, environmental sustainability, natural hazard mitigation, infrastructure access, access to employment centers and services, and multimodal connectivity.
The Gunnison Area Plan was adopted by the Board of County Commissioners on November 18, 2025. The Gunnison Area Plan is a shared roadmap for how the City of Gunnison and Gunnison County will collaborate to guide growth over the coming decades. Developed through significant public engagement, the Plan reflects the community’s clear desire for compact, well-planned neighborhoods; the protection of agricultural lands and open space; stronger community connectivity; and the preservation of wildlife habitat. It answers a central question: how can our community meet the demand for housing, services, and infrastructure while protecting the rural character and landscapes that make Gunnison unique?
